Warm Modern 3-Bedroom Townhome in Irvine
A two-story townhome in Irvine with a double-height living room, a round dining table, three bedrooms and a walled patio, furnished in ivory, light wood and navy.
The brief
This is a two-story townhome in Irvine. The living room has a double-height ceiling and tall sliding doors to a walled patio, with the staircase, a dining room and a kitchen with a breakfast table off to the side. There are three bedrooms, each with one bed. The Cozy Palette furnished the whole home for short stays.
The concept
The tall windows bring in a lot of light, so the plan was to keep the palette soft and natural: ivory upholstery, light wood, woven textures and plenty of greenery. Navy pillows and a deep blue bed add some weight so the rooms do not wash out. The furniture was chosen for daily use by guests, with a slipcovered sofa, solid wood tables, dining chairs with wipeable frames and simple white or blue bedding that is easy to launder and reset.
Room by room
Living room
An ivory sofa with navy and striped pillows faces a chunky light-wood coffee table on a jute rug. A light-wood media console and a marble-look fireplace sit on the other side, and sheer curtains soften the tall sliding doors to the patio.
Dining room
A round black pedestal table with woven placemats is circled by cream chairs with curved brass frames. A sculptural ring pendant hangs above, with an abstract print and a potted tree in the corner.
Kitchen
A walnut-top table with white chairs sits under a rattan pendant, with two framed neutral prints on the wall. Past it, the kitchen peninsula has dark granite counters, white cabinets and stainless appliances.
Blue primary bedroom
A tall grey panel headboard in a dark frame holds navy and white pillows over a deep blue blanket. Black nightstands carry glass cage lamps, and a potted palm stands in the corner.
Mustard pillow bedroom
A grey upholstered bed with mustard pillows and a blue knit throw sits under a window, beside a boucle nightstand with a brass lamp. A pair of botanical prints hangs on the wall.
Rust pillow bedroom
Cream bedding with rust pillows sits under a high window with linen curtains. A boucle nightstand holds a brass lamp, and a pair of leaf prints hangs beside the bed.
Bath
A long white double vanity with a granite top sits under a wide framed mirror. A glass tub-shower enclosure stands at the end, with the toilet in its own small room.
Patio
The walled paver patio holds an acacia-wood loveseat and two armchairs with white cushions around a slatted coffee table, with tall trees overhead.
